SPECIFIC NOTES
- Holding Deposit: You will be required to pay a holding deposit, which is the equivalent of one week’s rent and which will be offset against the first rental payment if the tenancy proceeds. Please carefully read the Terms of the Holding Deposit receipt before signing it. In some circumstances, you may be refunded all or part of this money if the tenancy does not go ahead; in some circumstances, you will not.
- Deposit: Under the Tenant Fee Act 2019, for Assured Shorthold Tenancies (AST), the deposit is capped at five weeks' rent for properties with an annual rent up to £50,000. We require a deposit equivalent to one month’s rent, which will be protected under a government-approved scheme, specifically the Deposit Protection Service (DPS), based on the Deposit Regulations 2007.
Deposit fees are only ever passed to Landlords when the Landlord has already protected
it.
- Default Fee – Late Payment of Rent: If any rent shall be in arrears for 14 days after the same shall have become due (whether formally demanded or not), interest at 3% above the Bank of England’s base rate shall be payable by the Tenant, as applied to any default amounts.
- Default Fee - Loss of Key(s) or other Security Device(s): Tenants are responsible for the full cost of replacing lost keys or security devices, including any locksmith fees and new locks and keys for all the other resident tenants, landlord, and others as appropriate.
- Cleaning Fees: Cleaning Fees apply at termination of a tenancy based on professional service contractor costs, plus an arrangement fee of £50.00, if the property is not already left in a clean condition ready for new tenants, when inspected at vacation.
- Gardening Fees: The Tenant(s) shall be liable for the full cost of contractor’s services where such are necessary based on the Assured Shorthold Tenancy Agreement, in addition to a £50.00 arrangement fee to cover administrative costs.
- Early Termination Fees: If the Tenant wishes to terminate the contract early, this will be reviewed relative to the Assured Shorthold Tenancy based on the Housing Act 1988 that applies to the particular Tenant, with any costs then advised.
GENERAL NOTES
- Tenant Fees Act 2019: The Tenant Fees Act will govern what can and cannot be charged, and in the event of any contradiction, the Act will determine what may or may not be charged. No prohibited fees will ever be levied.
- Assured Shorthold Tenancy: The Assured Shorthold Tenancy (AST) provided, signed, and approved by the parties will further govern and specify Tenant Fees where appropriate. At the Representations stage, the AST will elaborate and provide suitable explanations based on the Housing Act 1988 and the Consumer Rights Act 2015.
- Scheme Memberships: Monsoon Group Ltd Scheme Memberships Certificates are displayed on the company website and at the office open to members of the public, including:

- VAT: VAT does not apply to our Residential Rents, but may apply to other fees, particularly where contractors are arranged, with such fees advised when they arise. All fees are inclusive of VAT whenever it applies. The company Monsoon Group Ltd is not VAT registered and so does not add VAT for any of its own charges.
- Website: The Monsoon Group Ltd Website monsoongroup.co.uk and third-party websites contain prescribed information and are readily accessible and advised to other portals or platforms.
- Rent Periods: Where rent is indicated weekly, it is also specified monthly for clarity.
- Monitoring: This Tenant Fees Schedule is monitored and continuously improved based on the Continuous Improvement principle embodied in ISO 9001:2015 Quality Management Systems and relevant UK Residential Letting Legislation.
